Inspection tools include a ladder, thermal imager, infrared thermometer gun, moisture meter, drone, house elevation plot (zip level), sewer scope camera, circuit tester, gas detector, testing kits, water pressure gauge and more.

I am a Certified Professional Inspector serving the Tampa Bay Area and the owner of Andrew Ray Property Inspections.

My path to home inspection wasn't a straight line, but looking back it makes perfect sense. With a background in the trades and years of flipping my own homes, I developed a deep love for understanding how homes work — diagnosing problems, learning the why behind them, and figuring out how to fix them. Honestly, walk me into any home and my inspector brain turns on automatically. I can't help it!
